Sabey Secures Follow-On Ares Investment for Data Center Pipeline

Sabey Corporation and National Real Estate Advisors announced that Ares Secondaries funds have expanded their minority investment in Sabey Data Center Properties (SDCP), bringing Ares’ total commitment to the U.S. data center platform to more than $500 million.
The follow-on investment comes less than three months after Ares made its initial minority equity investment in SDCP in July. Sabey and National remain the principal joint owners and governors of SDCP, with Ares participating as a minority institutional investor.

SDCP said its hyperscale and enterprise data center campuses now total 275 MW, with an expansion pipeline expected to reach approximately 737 MW by 2033. That represents roughly 2.7x the platform’s current capacity.
“This follow-on investment reflects continued conviction in SDCP’s long-term value proposition and growth trajectory,” said Kevin Verdi, Executive Vice President and Chief Investment Officer at National Real Estate Advisors.
Tim Mirick, President of Sabey Data Center Properties, said the additional commitment provides further backing for the company’s long-term growth strategy and its development of mission-critical infrastructure.
The follow-on commitment is significant because it puts a number on what was an undisclosed Ares investment when the transaction was announced in July. More than $500 million of committed minority equity represents a substantial institutional capital base for a privately held data center operator undertaking a multi-year expansion program.
The change in Sabey’s disclosed capacity metrics is also notable. In July, SDCP reported approximately 251 MW of operating capacity. The October announcement puts the current portfolio at 275 MW and establishes a more specific target of approximately 737 MW by 2033.
For AI infrastructure, access to capital is increasingly intertwined with access to power, land, cooling and network connectivity. The Ares commitment gives the platform additional financial capacity to convert its footprint and development pipeline into energized capacity as hyperscale and AI requirements grow.
