ThisWay Global to Convert Bankrupt RELLIS Site into 73 MW AI Hub

ThisWay Global will revamp a bankrupt data center project at Texas A&M’s RELLIS Campus into a 73 MW AI and research center to demonstrate its Sovereign AI Blueprint.
The Texas A&M University System (TAMUS) has explored building a data center at its RELLIS Campus in Bryan, Texas, since 2013. A private developer began building one in 2024 but filed for Chapter 11 bankruptcy protection in November 2025, leaving the project unfinished.
ThisWay Global (TWG), an Austin-based AI software company, says it acquired the project out of bankruptcy and completed the transaction on September 30, 2026. TWG plans a phased Research and AI Compute Center (RACC) totaling 73 MW on about 25 acres of TAMUS land.
TWG plans to use the location to demonstrate its Sovereign AI Blueprint, which it developed and introduced in September 2026, as a framework for documenting who controls the data, AI models, and computing resources in an environment and who can access them. The goal is to make claims of digital sovereignty verifiable.
“ThisWay saw great value in the bankrupt, languishing project, as the ideal place to demonstrate our Sovereign AI Blueprint and the meaningful outcomes that result from a mission-focused center for innovation,” TWG CEO Stephan Fabel told Data Center Knowledge. “The project’s location, on public land administered by TAMUS and RELLIS Campus leadership, presents the opportunity for ThisWay to not only support TAMU research but also its industry, defense, and governmental partners.”

Why the RELLIS Campus for AI/HPC?
RELLIS provides TWG with an existing building on public land inside a university research campus. “The first building will encompass about 25% of the total compute power of the innovation-focused campus,” Fabel said. “ThisWay Global, in partnership with Texas-based Centaurus Capital, Skylar Capital Management, and other investors, provided the capital to purchase the project and make creditors whole.”
TWG describes RACC as a sovereign training and innovation center for research, workforce development, and regulated industries, including defense, healthcare, and energy.
“We are also looking forward to working with the larger R1 university ecosystem to provide short-term, large-scale access to HPC-grade infrastructure,” Fabel noted.
Facility Redesign: HPC Density and Liquid Cooling
TWG plans to adjust the existing design and expand capacity. “The building was designed to have a small amount of computational power, with over half the facility planned to have typical office and classroom space,” Fabel said. “Our team spent several weeks conducting structural analysis and computational planning so that the existing design could be converted into a state-of-the-art innovation and training center.”

The original plan contemplated conventional colocation and air cooling. TWG says it will add a closed-loop liquid cooling system using a propylene glycol-water mix, enabling high-density racks and HPC workloads.
On power, TWG has not disclosed its requested capacity from Bryan Texas Utilities (BTU). “RACC is planned as a phased development, with deployment tied to confirmed power availability and the applicable utility approvals,” Fabel said.
Planned AI/HPC Workloads and Compliance Stack
TWG plans to run its Amalgamy.AI software stack on each node to enforce sovereign controls and compliance. “RACC is meant to provide desperately needed GPU access to some of the world’s most important missions: security, healthcare, energy, and research,” Fabel said. “Our mission is to bring large-scale compute to underserved industries and create an opportunity for us to leapfrog in innovation and scientific progress.”
